There were 26 homes on the April 27, 2010, Palos Verdes real estate Broker’s Tour.  We currently have 227 active single family Palos Verdes homes for sale ranging in price from $680,000 in Rancho Palos Verdes 90275 to $13,775,000 in Palos Verdes Estates 90274 (the low in Eastview is $699,500).  There are 57 townhomes for sale priced between $205,000 and $1,050,000.  My favorites were:

Rick and Kitty Edler’s (Peninsula Sotheby’s Int’l Realty) 2 Clear Vista Drive, Rolling Hills Estates 90274 (above left) is a 6 bedroom, 7 bath, 5,000 square foot home for $2,699,000.  This unique estate located in The Ranchhas impeccable custom details,  is on nearly half a acre, has a separate guest house and pool.   Kathy and Rachael Tyndall’s (Remax Palos Verdes Realty) 4433 Lucera Circle, Palos Verdes Estates 90274 (above right) is a 5 bedroom, 4 bath, 3,998 square foot home for $2,298,000.  This gorgeous remodeled Valmonte home features a cook’s kitchen, panoramic city light views and resort style pool & entertaining area.

Chris Adlam’s (Peninsula Sotheby’s Int’l Realty) 2315 Via Pinale, Palos Verdes Estates 90274 (above left) is a 4 bedroom, 5 bath, 3,428 square foot home for $2,195,000.  This Malaga Covehome was basically rebuilt in 2000 and has spectacular ocean/coastline views, a separate office, exercise room and private putting green.  Kitty and Rick Edler’s (Peninsula Sotheby’s Int’l Realty) 7285 Rue La Fleur, Rancho Palos Verdes 90275 (above right) is a 5 bedroom, 3 bath, 2.719 square foot home for $1,524,900.  This completely remodeled West Palos Verdes home is located on nearly half an acre, has ocean views from nearly every room, 2 formal living rooms plus a family room.

The day is finally here.  We have our own Palos Verdes Trader Joe’s!  It doesn’t take much to make us happy.  The store opened at 8:00 a.m. and when I arrived in the afternoon, the parking lot was full (but with cars coming and going, it was easy to find  spot).  The store was also full of smiling shoppers.

The Palos Verdes Trader Joe’s has murals painted on the walls to depict local points of interest and vistas of the ocean.  According to the Peninsula News, “Elaborately decorated signage tells shoppers about local attractions, such as the Point Vicente Interpretive Center and Lighthouse, and the South Coast Botanic Garden.”  I have to admit with all the shoppers today that I missed that but I am sure that I will see it the next time I am there.  I am a Trader Joe’s fan and look forward to weekly visits.

Many are wondering if the opening of the Palos Verdes Trader Joe’s will take some of the pressure off the Riviera Vilage Trader’s in Redondo Beach which is parking challenged.  The only little hint I can give new shoppers who go to our Palos Verdes Trader Joe’s in the afternoon is to take care not to get in to the Montessori School student pickup line if your are exiting onto Hawthorne Boulevard.

Palos Verdes homes owners have two upcoming special trash collections.

The first is Palos Verdes Estates Special Refuse Collection which takes place this Saturday, April 24, 2010.  Homeowners in Palos Verdes Estates actually look forward to this yearly event as it is an opportunity to clean out the garage and dispose of unwanted items without having to pay an extra fee for a “temporary debris box” also known as a dumpster.  Items must be out at the curb by 6:00 a.m. on Saturday – everything from furniture, appliances, sinks, mattresses, rugs, etc.  Unacceptable material includes construction waste, green waste, hazardous waste and electronic waste.  A more complete list can be found at www.AthensServices.com

The annual Peninsula Hazardous Waste Round-up will be held Saturday, May 8, 2010 from 9:00 a.m. to 3:00 p.m. at the Rancho Palos Verdes City Hall on Hawthorne Blvd.  Some of the acceptable items include motor oil, paint, batteries, old televisions, computers, old prescriptions.  For a more complete list, click here and scroll down to page 8 of the city newsletter.

The City of Palos Verdes Estates accepts electronic waste Monday through Friday from 8:00 a.m. to 12:00 noon at the City Yard found at the lower level of City Hall, adjacent to the Police Department on Palos Verdes Drive West.

Palos Verdes residents will be celebrating Earth Day on April 22nd.  We have been celebrating Earth Day in this country since 1970.   According to the City of Palos Verdes Estates April Newsletter, “The first Earth Day led to the creation of the United States Environmental Protection Agency and the passage of the Clean Air, Clean Water, and Endangered Species act.”

The Promenade on the Peninsula will be hosting a celebration April 17th from noon to 4:00 p.m. with exhibits, food and entertainment. 

The Palos Verdes Library District will host an Earth Day celebration on April 22nd from 4:00 to 5:00 in the Community Room at the main library at Peninsula Center on Silver Spur Road.

March 2010 statistics for Palos Verdes real estate again indicate stability in our market.  49 homes sold/closed escrow in March 2010 compared to 32 in February and 29 in March last year.  Pending sales nearly doubled to 65 in March 2010 from 39 in February (March 2009 had 39 pending sales).  208 Palos Verdes homes were for sale in March 2010 compared to 319 in March 2009.  Our inventory of homes for sale is still low and demand is staying up.

The average sales price in March 2010 was $1,228,000 which is about the same as March 2009 ($1,236,000) and lower than February 2010 ($1,368,000).  The average price per square foot for March 2010 was $479 – about the same as last March ($471) and lower than February 2010 ($485).  Months of Inventory (months it would take to sell existing inventory at the current rate of sale) for March was 4.2 months which is low.  An average market is considered to be 6 months of inventory.  In March, average Days on Market decreased 3 from 107 days in February.  Entire charts can be accessed by clicking here or on the “Statistics” tab above.

Currently, there are 212 Palos Verdes home for sale.  Additionally, 101 homes are in escrow (50 homes have pending sales and 51 homes are accepting backup offers).  Like last month, nearly one third of homes for sale in Palos Verdes are in escrow!  Additionally, 16 homes have sold/closed escrow in the first 11 days of April.
