Palos Verdes homes sales for the Valmonte neighborhood for the first half of 2014 increased to 17 single family homes sold in 2014 compared to 15 in 2013.  Price per square foot for Valmonte houses that sold in the first half of 2014 increased to $616 from $594 in 2013, a 3.7% increase.  Average sales price for Valmonte homes sold in the first half of 2014 decreased to $1,377,093 in 2014 compared to $1,594,933 in 2013.  The most expensive Palos Verdes home sale in the Valmonte neighborhood was $2,150,000 and the lowest priced Palos Verdes home sale in the Valmonte neighborhood was $865,000.

Currently, the Valmotne neighborhood has 12 Palos Verdes homes for sale.  There are 12 single family homes for sale ranging in price from $1,099,900 for a 3 bedroom/2 bath, 2,051 square foot home, to $2,799,000 for a 4 bedroom/4 bath, 4,000 square foot home.  There are no condo/townhomes in this neighborhood.

Palos Verdes Estates Joins National Night Out

Palos Verdes Estates Joins National Night Out

 

Palos Verdes Estates residents are encouraged to participate in the National Night Out program, which is American’s Night Out Against Crime.  This event is held in all 50 states and every U.S. military base.  In Palos Verdes Estates, the event will be held in neighborhoods around the city on Tuesday, August 5, 2014, from 6:00 – 9:00 p.m.

In Palos Verdes Estates, block parties are hosted at homes throughout the city, where neighbors can get to know one another and participate in group activities.  Some of the block parties include cookouts, ice cream socials and other family fun.  Your neighborhood watch leader will help set up the event, and during the evening there will also be the caravan of city officials and the local crime dog, Officer McGruff, visiting block parties throughout the city.

Many Palos Verdes homes owners have recently remodeled their homes instead of purchasing a new one because of increasing home costs.  Although the homeowner is anxious to finish their project quickly and enjoy their newly remodeled home, there are rules limiting when construction hours can occur.

On the Palos Verdes Peninsula, the four city offices have a little different schedule for permitted construction hours.  Always make sure you contact the city before beginning any home project.

The City of Palos Verdes Estates’ permitted construction hours are: Monday through Thursday from 7:00 a.m. to 7:00 p.m., Friday is 7:00 a.m to 5:30 p.m. and Saturday 9:00 a.m. to 5:00 p.m.  Construction is not permitted on Sundays or holidays.  For more information, call (310) 378-0383.

The City of Rancho Palos Verdes’ permitted construction hours are Monday through Friday from 7:00 a.m. to 6:00 p.m. and Saturday’s permitted hours are 9:00 a.m. to 5:00 p.m.  Construction is not permitted on Sundays or holidays.  For more information, call (310) 265-7800.

The City of Rolling Hills Estates’ permitted construction hours are Monday through Saturday from 7:00 a.m. to 6:00 p.m.  Construction is not permitted on Sundays or holidays.  For more information, call (310) 377-1577.

Palos Verdes Estates Celebrates 75 Years With “An Afternoon in the Plaza”

Palos Verdes Estates celebrates its 75th city anniversary with “An Afternoon in the Plaza” at Malaga Cove Plaza.  This has been an exciting year for Palos Verdes homes owners to join with their neighbors in recognizing our great community.  From afternoon teas to holiday celebrations, residents are coming together to enjoying the local spirit.

On July 20, 2014, from 4:00 p.m. to 7:00 p.m., the Malaga Cove Plaza will be filled with guests enjoying great food, good music and beer and wine tasting. There is great participation from the area’s favorite restaurants – The Ranch Market, Yellow Vase, Alfredo Garcia’s, Red Onion, Chez Melange, Mama Terano’s, Gaetano’s and Entertaining Friends Catering.  Wine will be shared from highly rated family owned vineyards, and Absolution Brewing Company will be sharing some of their choice selection of brews.  In addition to food and beverages, there will be local artists who will have their artworks on display.  The celebration wouldn’t be complete without music, and there will be a Mariachi band roaming through the plaza entertaining the crowds.

Tickets must be purchased in advance.  You can join the fun for $75 per person, by visiting the city offices or visiting www.pve75.com to fill out the order form and mail it to the city offices at 340 Palos Verdes Drive West, Palos Verdes Estates, CA. 90274.  You will not be able to purchase tickets at the door.  If you have any questions please call the city at (310) 378-0383.

Parking and shuttle pickup will be at the parking lot of the Christian Science Church, 4010 Palos Verdes Drive North, near the corner of Via Capesina.  The shuttle buses are provide by Supervisor Don Knabe’s office.

This year the City of Palos Verdes Estates Celebrates its 75th Anniversary with a diverse list of special city events.  Some of these special events are sponsored by our community organizations which have presented these events over the years and will do so again this year in honor of Palos Verdes Estates’ 75th Anniversary Year and for the enjoyment of Palos Verdes home owners.

LIST OF EVENTS

May 3, 2014  – Lunada Bay Homeowners Association presents “Spring Walkabout” Saturday from 11:00 a.m. to 4:00 p.m. which includes garden tours, nature walks, bungee jumps, drum circle and historical displays.  This event will be held on the greenbelt at Palos Verdes Drive West and Paseo Lunado.

May 4, 2014 –  Founder’s Tea at La Venta Inn.  There will be two seatings on Sunday, noon to 2:00 p.m. and 3:00 to 5:00 p.m.  Join in the fun and meet your neighbors and city officials.

July 4, 2014 – Malaga Cove School will be home to the Palos Verdes Independence Day Celebration.

July 20, 2014 – Afternoon at the Plaza – Food and Wine Tasting in the Malaga Cove Plaza.  Event will be held from 4:00 p.m. to 7:00 p.m. – ticket price is $75.00.

September 27 & September 28, 2014 – Recreation Days – Activities will be held at the PV Beach & Athletic Club, PV Stable, PV Golf Club and PV Tennis Club.

October 9 – 13th, 2014 – Heritage Days – Art & History Exhibit at Malaga Cove Library.

October 18, 2014 – 75th Diamond Jubilee at PV Golf Club – The event will start at 5:30 p.m. and ticket price will be $125.00.

October 26, 2014 – Lunada Bay Homeowners Association “Harvest Festival.

December 5 & 6th 2014 –  Neighborhood Church Yule Parlor Parade

Price per square foot for Valmonte houses that sold in 2013 increased to $617 from $497 in 2012, a 24.2% increase.  Average sales price for Valmonte homes sold in 2013 increased to $1,513,765 from $1,213,049 in 2012.  The most expensive home sold for $2,639,000 and the lowest priced home sold for $815,000.

Currently, Valmonte has 4 active Palos Verdes homes for sale.  There are 4 single family homes ranging in price from $999,900  for a 2 bedroom/2 bath, 1,516 square foot home, to $2,300,000 for a 4 bedroom/5 bath, 3,811 square foot home.

2013 Palos Verdes homes sales for Malaga Cove neighborhood decreased to 24 single family homes sold compared to 30 in 2012.  Price per square foot for Malaga Cove houses that sold in 2013 increased to $650 from $584 in 2012, a 11.3% increase.  Average sales price for Malaga Cove homes sold in 2013 increased to $2,004,958 from $1,898,649 in 2012.  The most expensive home sold for $3,700,000 and the lowest priced home sold for $1,225,000.

Currently, Malaga Cove has 5 active Palos Verdes homes for sale. There is 1 condo/townhome for sale at $649,900 for a 2 bedroom/3 bath, 1,540 square foot home. There are 4 single family homes ranging in price from $2,199,000  for a 3 bedroom/3 bath, 2,236 square foot home, to $4,995,000 for a 5 bedroom/7 bath, 9,853 square foot home.

2013 Palos Verdes homes sales for Monte Malaga neighborhood increased to 34 single family homes sold compared to 25 in 2012.  Price per square foot for Monte Malaga houses that sold in 2013 increased to $625 from $574 in 2012, a 9% increase.  Average sales price for Monte Malaga homes sold in 2013 increased to $2,458,515 from $2,107,760 in 2012.  The most expensive home sold for $8,750,000 and the lowest priced home sold for $914,000.

Currently, Monte Malaga has 13 active Palos Verdes homes for sale ranging in price from $1,199,000  for a 3 bedroom/2 bath, 1,940 square foot home, to $14,995,000 for a 9 bedroom/12 bath, 15,147 square foot home.

2013 Palos Verdes homes sales for Lunada Bay/Margate neighborhood rose to 81 single family homes sold compared to 69 in 2012.  Price per square foot for Lunada Bay/Margate houses that sold in 2013 increased to $577 compared from $545 in 2012, a 5.8% increase.  Average sales price for Lunada Bay/Margate homes sold in 2013 was $1,624,373 compared to $1,889,132 in 2012.  The most expensive home sold for $4,150,000 and the lowest priced home sold for $900,000.

Currently, Lunada Bay/Margate has 14 active Palos Verdes homes for sale ranging in price from $1,149,000  for a 3 bedroom/2 bath, 2,054 square foot home, to $7,388,000 for a 4 bedroom/7 bath, 7,420 square foot home.  There are no condos/townhouses for sale at this time.
