2012 Palos Verdes homes sales for the Valmonte neighborhood increased to 41 single family homes sold compared to 37 in 2011.  Price per square foot for Valmonte houses that sold in 2012 decreased slightly to $503 compared to $506 in 2011.  Average sales price for Valmonte homes sold in 2012 increased slightly to $1,213,049 compared to $1,209,634 in 2011.  The most expensive home sold for $3,317,218 and the lowest priced home sold for $765,000.

Currently. there are only 2 active Palos Verdes homes for sale in the Valmonte neighborhood ranging from $1,149,000 for a 3 bedroom, 2 bath, 1,813 square foot home to $1,495,000 for a 3 bedroom/2 bath, 1,898 square foot home.

Palos Verdes Homes Sales Valmonte First Half of 2012

Palos Verdes homes sales for the Valmonte neighborhood for the first half of 2012 increased  to 27 single family homes sold in the first half of 2012 compared to 19 in the first half of 2011 – a 42% increase.  Average sales price for Valmonte homes sold in the first half of 2012 decreased to $1,260,335  from $1,302,743 for the first half of 2011.  Price per square foot for Valmonte houses that sold in the first half of 2012 decreased to $510 from $520 in first half of 2011.  The most expensive home sold for $3,317,218 and the lowest priced home sold for $765,000

Currently, Valmonte has 3 single family homes for sale ranging from $1,089,000 for a 3 bedroom/2 bath, 1,914 square foot home, to $2,599,000 for a 4 bedroom/5 bath, 4,750 square foot home.

2011 Palos Verdes Home sales for the Valmonte neighborhood decreased to 37 single family homes sold compared to 40 in 2010 – a 7.5% decrease.  Price per square foot for Valmonte houses that sold in 2011 was $506 compared to $526 in 2010.  Average sales price for Valmonte homes sold in 2011 was $1,209,634 compared to $1,234,938 – a slight decrease.

Currently, as of 3/30/2012, Valmonte has only 6 active Palos Verdes homes for sale.  They range from $995,000 for a 3 bedroom, 2 bath, 1,780 square foot home to $2,295,000 for a 4 bedroom, 5 bath, 3,631 square foot home.

Valmonte – MLS Area #164

Palos Verdes real estate area 164 is the Valmonte neighborhood which is located in Palos Verdes Estates and is east of Malaga Cove bordering Rolling Hills Estates on the South and Torrance’s Hollywood Riviera on the North and East.  Valmonte has always been known for its dense eucalyptus grove that runs through the area. The Valmonte area was originally home to many smaller older Palos Verdes homes, but  there has been a lot of remodeling in the area and the house size is growing as well.  This area is particularly liked by families with younger children.  The old Valmonte elementary school site once housed the Peninsula’s school district office until it moved recently to its newly renovated location at the old Malaga Cove intermediate school site.  Currently the old Valmonte School site is being used  to house its Sunrise program, which specializes in children with mild limitations, and its open pre-school facilities. There is also a huge playground and one of the larger baseball fields in the area.  During the summer families get to enjoy the big movie nights with the large blow up screen, and lounge chairs sprawled throughout the lawns.

The Palos Verdes Estates “gatehouse” also known as the Tower House is located in Valmonte on Via Valmonte just bordering Torrance.  The building is two stories high, 15 feet in diameter with 18 inch thick walls.  It was never actually used as a gatehouse and it is now rented out by the city.

Valmonte also has public horse stables (Palos Verdes Stables) that are located at its Northeast border off Via Opata.  The municipal stables once were located across from the east end of the golf course and had trails going through the city and to the beach.  Valmonte Plaza (Palos Verdes Drive North and Via Pavion) was planned as a beautiful Spanish mall but never materialized due to the Great Depression; it is now part of the city’s park lands.

Currently, Valmonte has 20 active Palos Verdes homes for sale.  They range from $884,000 for a 4 bedroom, 2 bath, 2,109 square foot home to $2,295,000 for a 5 bedroom, 5 bath, 4,063 square foot home.

2010 Home Sales by Neighborhood

Palos Verdes 2010 Real Estate Sales by Neighborhood for 90274 and 903275

Sales by neighborhood for Palos Verdes real estate detail an average price range of over $1,000,000 for 13 out of 17 areas; only 4 areas were below $1,000,000.  Single family Palos Verdes homes showed an increase in average sales price in 9 areas ranging from .8% in Lunada Bay to 46.4% in West Palos Verdes.  Rolling Hills posted the largest decrease in average sales price of 21.6%.

Lunada Bay had the largest number of Palos Verdes homes sold (61) and West Palos Verdes had the smallest number of homes sold (12).  West Palos Verdes also had the highest average sales price at $2,436,667 for Palos Verdes homes sold.   The higest average square foot price for Palos Verdes homes sold was in Los Verdes at $685 per square foot and the lowest was in Eastview RPV at $392 per square foot.

The average price for single family Palos Verdes homes sold in 2010 was $1,441,118 which was 3.6% higher than 2009.  The average price per square foot for Palos Verdes homes sold was $496 per square foot which was 2% lower than 2009.  A better view of the above chart can be seen by clicking here or on the “Statistics ” tab above.
