2012 Palos Verdes homes sales for the Crest neighborhood increased from 2011 – 32 single family homes sold in 2012 compared to 23 in 2011; that is a 39% increase.  Price per square foot for Crest houses that sold in 2012 decreased slightly to $410 compared to $413 in 2011.  Average sales price for Crest homes sold in 2012 was $1,031,158 compared to $1,005,843 in 2011 – a 2.5% increase.  The most expensive home sold for $1,285,000 and the lowest priced home sold for $700,000.

Currently, Crest neighborhood has 15 active Palos Verdes homes for sale.  There are 12 condo/townhomes for sale ranging from $535,000 for a 2 bedroom/2 bath, 1,140 square foot home to $859,000 for a 3 bedroom/3 bath, 1,888 square foot townhome.  There are 3 single family homes for sale ranging from $1,100,000 for a 4 bedroom/3 bath, 2,182 square foot home to $1,350,000 for a 4 bedroom/4 bath, 3,276 square foot home.

2012 Palos Verdes homes sales for the Los Verdes neighborhood increased to 32 single family homes sold in 2012 compared to 27  in 2011 – an 18.5% increase.  Price per square foot for Los Verdes houses that sold in 2012 increased to $457 compared to $440 in 2011 a 3,8% ubcrease.  Average sales price for Los Verdes homes sold in 2012 was $941,109 compared to $965,918 in 2011.  The most expensive home sold for $1,350,000 and the lowest priced home sold for $710,000.

Currently, the Los Verdes neighborhood has 5 active Palos Verdes homes for sale.  There are 4 single family homes for sale ranging from $1,099,000 for a 4 bedroom/3 bath, 2,420 square foot home to $1,495,000 for a 5 bedroom/4 bath, 3,429 square foot home.

2012 Palos Verdes homes sales for the La Cresta neighborhood increased from 2011 – 37 single family homes sold in 2012 compared to 20 in 2011 – an increase of 85%!.  Price per square foot for La Cresta houses that sold in 2012 decreased to $430 compared to $447 in 2011.  Average sales price for LaCresta homes sold in 2012 was $1,580,993 compared to $1,737,289 in 2011.  The most expensive home sold for $2,500,000 and the lowest priced home sold for $835,000.

Currently, the La Cresta neighborhood has 10 active Palos Verdes homes for sale.  There are 10 single family homes for sale ranging from $1,390,000 for a 3 bedroom/3 bath, 2,369 square foot home to $3,100,000 for a 5 bedroom/5 bath, 5,350 square foot home.

There were 30 homes on the June 4, 2013, Palos Verdes real estate Broker’s Tour and 22 of them were new listings – way too many to see in the allotted two hours but I did my best!  We currently have 145 single family Palos Verdes homes for sale ranging in price from $849,000 in Rancho Palos Verdes 90275 to $12,500,000 also in Rancho Palos Verdes 90275  (The low in Eastview is $655,000.)  Palos Verdes homes values are up – Currently there are only 7 Palos Verdes houses listed for sale under $1,000,000!  There are 22 Palos Verdes townhomes for sale priced between $474,000 and $1,895,000.  My favorite Palos Verdes homes today are:

Eva Lorena Albuja’s (Keller Williams Realty) 1484 Via Coronel, Palos Verdes Estates 90274 (above left) is a 6 bedroom, 5 bath, 4,883 square foot home for $2,999,000.  This elegant Mediterranean style Lunada Bay home features a chef’s kitchen, a tandem four car garage and a salt water black bottom pool.  Tuba Ghannadi’s (RE/MAX Estate Realty) 3400 Palos Verdes Drive North, Palos Verdes Estates 90274 (above right) is a 5 bedroom, 4 bath, 3,181 square foot home for $1,699,800.  This gorgeous Valmonte home features two master suites (one with a sauna), vaulted ceilings and a backyard entertaining area w/many amenities.

Pamela Lieb’s (RE/MAX Estate Properties) 17 Santa Rosa, Rolling Hills Estates 90274 (above left) is a 4 bedroom, 4 bath, 3,286 square foot home for $1,998,000.  This sophisticated single level Vantage Pointe home features a breakfast area sun room, two individual 2 car garages and a rare succulent garden with different species from around the world.   Chris Adlam’s (Peninsula Sotheby’s Int’l Realty) 2616 Via Ramon, Palos Verdes Estates 90274 (above right) is a 4 bedroom, 2 bath, 1,568 square foot home for $1,199,000.  This “Old Spanish” Malaga Cove home built in 1924 has been recognized as one of the 10 most notable buildings in Palos Verdes; this charming home needs updating but such character – what a treat!

Rolling Hills, CA 90274

Last week, 12 Palos Verdes homes closed escrow.  There were three neighborhoods where 2 Palos Verdes houses sold – Rolling Hills, Lunada Bay and Country Club.  The number of sales surprised me as I thought it was low as the average weekly rate of sale for the past 8 weeks has been 15 homes sold.  The average sales price this last week for those homes sold was $1,556,250 which is up from April’s average sales price of $1,397,000.  I will post complete Palos Verdes real estate statistics for the month of May next week (as it can take up to one week for all the sales to be included)

Palos Verdes Kitchen

The trend has been larger kitchens where people can congregate while preparing a meal.  Below is an article with a definite opinion:

Ginormous Kitchens: Are They Really a Good Choice?

Huge, open kitchens continue to grow in popularity, getting bigger and bigger. But is bigger really better?

Houses with cozy eat-in kitchens are common. But enormous kitchens that consume most of a home’s square footage continue to be the trend.

High-end kitchens can top 3,000 sq. ft. and are becoming more and more popular. Even kitchens in mid-level housing are ballooning, swallowing dining rooms, living rooms, even garages.

Here’s the punch line (courtesy of the Wall Street Journal): Many home owners with ginormous kitchens don’t actually cook in them.

Instead they buy ready-made food to eat at home, and use the kitchen for socializing as friends gather and prepare food together.

Some even have smaller kitchens tucked away. These secondary kitchens, often called “wok kitchens,” hide the mess and smells of meal preparation, while creating the illusion of food being prepared in its larger counterpart.

So what’s the point?

Although, I confess, I completely understand large-kitchen lust.

When we designed our Virginia house 15 years ago, our son was a baby and I couldn’t envision him ever growing up. I wanted a space where I could keep an eye on him while I cooked. So we built a 500 sq. ft. kitchen with space for cooking, eating, lounging by the fire, and watching TV.

And it has its advantages:

The space is an open, delightful place where I cook, work, watch birds at the window — feeder, and feel embraced by a flickering fireplace.
The baby survived while I cooked, paid bills, attempted to write.
But the list of cons is much longer:

Noise: It’s impossible to talk on the phone while someone is watching TV, and our 15-year-old dishwasher is running.
Mess: When I entertain, piles of dirty dishes and utensils attend the party with us. So, I only invite good friends who love my mess and me anyway.
Diet: It’s hard to fight fat when you work three steps away from the fridge.
Temperature control: The room is always drafty and hard to heat without the gas fireplace going.
Family dinners: Rarely do we eat a family meal without the TV blaring some must-see ballgame.
Unused space: My adjacent dining and living rooms are obsolete dust collectors. I can’t pay guests to take coffee there.
Teenagers: The baby is now 16, and would rather eat nails than spend time with Mom, no matter how big the space.
So how big is too big? What’s the “just-right” size?

Palos Verdes Spring Flowers

Sales for Palos Verdes real estate single family homes in the first 23 days of May 2013 is 40 homes which is down from the 45 Palos Verdes homes sold in the first 23 days of April and down slightly from the first 23 days of May 2012 (43).  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes from May 1st to date is $1,437,813 which is up from last month’s average of $1,383,796 for this same time period.

In May 2013 to date, the highest priced Palos Verdes home sold for $2,850,000 and there were two homes that sold for that price. One is located in the Country Club neighborhood of Rancho Palos Verdes and features 6 bedrooms, 5 baths, 6,344 square feet, spectacular ocean and golf course views, a gourmet kitchen, spacious library, large pool and a half acre lot. The second home is located in the La Cresta neighborhood neighborhood of Racho Palos Verdes and features 5 bedrooms, 5 baths, 5,207 square feet, sweeping views of the ocean/Catalina, a spacious office, pool/jacuzzi, and a half acre lot that backs up the Portuguese Bend Nature Preserve.  The lowest priced Palos Verdes home sold to date in May for $800,000 and is located in the Silver Spur neighborhood of Rancho Palos Verdes; this home has 1,124 square feet, 3 bedrooms and 2 baths on a 10,696 square foot lot.

2012 Palos Verdes homes sales for the West Palos Verdes neighborhood were about the same as 2011 – 21 single family homes sold in 2012 compared to 22 in 2011.  Price per square foot for West Palos Verdes  houses that sold in 2012 decreased slightly to $539 compared to $543 in 2011.  Average sales price for West Palos Verdes  homes sold in 2012 was $2,193,286 compared to $2,391,000 in 2011.  The most expensive home sold for $5,500,000 and the lowest priced home sold for $865,000.

Currently, West Palos Verdes has 6 active Palos Verdes homes for sale.  There are 6 single family homes for sale ranging from $1,599,000 for a 3 bedroom/4 bath, 2,761 square foot home to $12,500,000 for a 5 bedroom/10 bath, 11,346 square foot home.
