We have less than a month to go before the end of 2012 and I was curious how our sales of Palos Verdes homes compared to last year. 585 single family Palos Verdes homes sold to date this year compared to 526 homes this time last year – up 11.2%. Average sales price is just about the same. The average sales price to date is $1,356,414 compared to $1,360,363 December 6, 2011.
The mix of homes sales for 2012 and 2011 are also similar. In 2012 to date, 236 Palos Verdes homes sold for $1,000,000 or under (compared to 215 homes in the same time period in 2011). In 2012 to date, 271 Palos Verdes homes sold between $1,000,000 and $2,000,000 (compared to 243 homes in the same time period in 2011). In 2012 to date, 75 Palos Verdes homes sold between $2,000,000 and $5,000,000 (compared to 62 homes in the same time period in 2011). Finally, in 2012 to date, 5 Palos Verdes homes sold over $5,000,000 (compared to 8 homes in the same time period in 2011). The most expensive home sold to date in 2012 sold for $7,000,000 compared to $9,150,000 for the same time period in 2011.
Our biggest challenge this year has been low inventory of homes for sale. We currently have 121 Palos Verdes homes for sale compared to 197 on this same day last year.
