Palos Verdes real estate prices increased for the first half of 2026 with increases also in average sales price, and a slight decrease in price per square foot and the number of homes sold. 2026 first half average sales price for single family Palos Verdes homes increased 10.3% compared to the first half of 2025 – $2,631,283 compared to $2,384,887. Average price per square foot for Palos Verdes homes sold in the first half of 2026 was $894 compared to $895 for the same time period in 2025 – a decrease of 0.1%. The number of Palos Verdes homes sold in the first half of 2026 was 1.2% lower than the first half of 2025 (249 compared to 252).
The mix of Palos Verdes homes sales for the first half of 2026 showed 1 sale under $1,000,000 which was .4% of sales (compared to 1 in the first half of 2025). In the first half of 2026, 102 Palos Verdes homes sold between $1,000,000 and $2,000,000 which was 41% of sales (compared to 112 homes – 44.8% – in first half of 2025). In first half of 2026, 131 Palos Verdes homes sold between $2,000,000 and $5,000,000 which was 52.6% of sales (compared to 126 homes – 50.4% – first half 2025). Finally, in the first half of 2026, 15 Palos Verdes homes sold for $5,000,000+ which was 6% of sales (compared to 11 homes – 4.4% – first half 2025).
The total valuation for all single family Palos Verdes homes sold the first six months of 2026 increased from 2025 – $626,480,520 compared to $571,911,455 with 3 fewer homes sold in the first half of 2026. In the first half of 2026, the highest priced home sold for $9,700,000 in the Lunada Bay neighborhood of Palos Verdes Estates (first half of 2025, there was a $6,800,000 sale) and the lowest price home sold for $905,000 in Eastview/RPVneighborhood of Rancho Palos Verdes.
