Palos Verdes real estate sales February 2025 for Palos Verdes homes increased compared January. 40 Palos Verdes houses sold in February compared to 25 homes in January and increased compared to the 31 homes that sold in February 2024. There were 48 Palos Verdes single family homes pending in February which increased from the 42 homes pending in January. The number of active Palos Verdes homes for sale in February (154) increased from the 130 homes for sale in January.
Average sales price for Palos Verdes homes sold in February decreased to $2,523,000 compared to $2,584,000 in January and decreased from February 2024 at $2,567,000. Price per square foot for Palos Verdes houses that sold/closed escrow in February increased to $905 from $869 in January. Average days on market in February was 64 days which decreased from 69 days in January. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 3.9 months in February which decreased from 5.2 months in January for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 156 single family Palos Verdes homes for sale. 56 Palos Verdes houses are in escrow (27 homes have pending sales and 29 homes are active under contract). Additionally, 8 homes have sold/closed escrow in the first 7 days of March.
