Palos Verdes Homes Sales 1st Half 2025

Palos Verdes real estate prices decreased for the first half of 2025 with decreases also in average sales price, price per square foot, and a decrease in the number of homes sold.  2025 first half average sales price for single family Palos Verdes homes decreased 11.9% compared to the first half of 2024 – $2,385,966 compared to $2,706,809.   Average price per square foot for Palos Verdes homes sold in the first half of 2025 was $895 compared to $933 for the same time period in 2024 – a decrease of 4%.  The number of Palos Verdes homes sold in the first half of 2025 was 2.3% lower than the first half of 2024 (250 compared to 256).

The mix of Palos Verdes homes sales for the first half of 2025 showed 1 sales under $1,000,000 which was .4% of sales (compared to 1 in the first half of 2024).  In the first half of 2025, 112 Palos Verdes homes sold between $1,000,000 and $2,000,000 which was 44.8% of sales (compared to 106 homes – 41.4% – in first half of 2024).  In first half of 2025, 126 Palos Verdes homes sold between $2,000,000 and $5,000,000 which was 50.4% of sales (compared to 130 homes – 50.8% – first half 2024).  Finally, in the first half of 2025, 11 Palos Verdes homes sold for $5,000,000+ which was 4.4% of sales (compared to 19 homes – 7.4% – first half 2024).

The total valuation for all single family Palos Verdes homes sold the first six months of 2025 decreased from 2024 – $571,911,455 compared to $665,420,196 with 6 fewer homes sold in the first half of 2025.  In the first half of 2025, the highest priced home sold for $6,800,000 in the Lunada Bay neighborhood of Palos Verdes Estates (first half of 2024, there was a $10,800,000 sale) and the lowest price home sold for $873,500 in Palos Verdes Drive South neighborhood of Rancho Palos Verdes.  Next week, I will discuss Palos Verdes homes sales for first half 2025 for the individual Palos Verdes neighborhoods.
