Palos Verdes real estate sales December 2025 for Palos Verdes homes decreased compared November. 36 Palos Verdes houses sold in December compared to 38 homes in November and was exactly the same as the 36 homes that sold in December 2024. There were 30 Palos Verdes single family homes pending in December which increased from the 28 homes pending in December. The number of active Palos Verdes homes for sale in December (88) decreased from the 123 homes for sale in November.
Average sales price for Palos Verdes homes sold in December increased to $2,617,000 compared to $2,587,000 in November and increased from December 2024 at $2,220,000. Price per square foot for Palos Verdes houses that sold/closed escrow in December decreased to $851 from $880 in November. Average days on market in December was 65 days which increased from the 49 days in November. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 2.4 months in December which decreased from the 3.2 months in November for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 89 single family Palos Verdes homes for sale. 30 Palos Verdes houses are in escrow (15 homes have pending sales and 15 homes are active under contract). Additionally, 7 homes have sold/closed escrow in the first 9 days of January.
