Price per square foot for Country Club homes that sold in 2011 was $418 compared to $466 in 2010. Average sales price for Country Club homes sold in 2011 was $1,466,862 compared to $1,551,311.

They range from $200,000 for a studio/1 bath, 431 square foot condo, to $475,000 for a 3 bedroom/2bath, 1,358 square foot condo. There are 7 single family Palos Verdes homes for sale in this area. They range from $1,399,000 for a 3 bedroom/3bath, 3,014 square foot single family residence, to $2,749,000 for a 4 bedroom/4 bath, 4,048 square foot single family residence.

Palos Verdes real estate area 171 is known as Country Club, and is located in the city of Rancho Palos Verdes. Multiple listing Service Area 171 includes the neighborhoods around the Los Verdes Golf Course. Hawthorne Boulevard is the eastern and southern boundary (as the street curves), Hess Park is the northern boundary, and Calle De Suenos is the western boundary.
This area is called “Country Club” as the Los Verdes Golf Course is located here. It is a 18 hole public golf course with clubhouse and banquet facilities and is owned by the County of Los Angeles. Los Verdes Golf Course’s beautiful ocean views make this location one of the popular wedding venues on the Peninsula. Ralph’s Market is located at the corner on Crest Road and Hawthorne Boulevard. There is also a large apartment complex located off Los Verdes Drive.
Ryan Community Park is also located in this area. This park undertook a large upgrade in the past couple of years. Ryan Community Park was the first park to be annexed by the city in 1973 from Los Angeles County. The park is 10 acres, with wonderful sports areas, and has a large play area that includes a ship which children love to climb on. This facility also has community areas that can be rented out for private parties. It can be accessed from Hawthorne Boulevard, and it has its own parking area.
Currently there are 12 condo/townhouses in this area. They range from $199,000 for a 1 bedroom/1 bath, 778 square foot condo, to $509,000 for a 2 bedroom/3bath, 1,365 square foot townhouse. There are 18 single family homes for sale in this area. They range from $1,185,000 for a 4 bedroom/3bath, 2,432 square foot single family residence, to $2,300,000 for a 5 bedroom/6bath, 5,705 square foot single family residence.

Sales by neighborhood for Palos Verdes real estate detail an average price range of over $1,000,000 for 13 out of 17 areas; only 4 areas were below $1,000,000. Single family Palos Verdes homes showed an increase in average sales price in 9 areas ranging from .8% in Lunada Bay to 46.4% in West Palos Verdes. Rolling Hills posted the largest decrease in average sales price of 21.6%.
Lunada Bay had the largest number of Palos Verdes homes sold (61) and West Palos Verdes had the smallest number of homes sold (12). West Palos Verdes also had the highest average sales price at $2,436,667 for Palos Verdes homes sold. The higest average square foot price for Palos Verdes homes sold was in Los Verdes at $685 per square foot and the lowest was in Eastview RPV at $392 per square foot.
The average price for single family Palos Verdes homes sold in 2010 was $1,441,118 which was 3.6% higher than 2009. The average price per square foot for Palos Verdes homes sold was $496 per square foot which was 2% lower than 2009.
