Palos Verdes Homes Sales Lunada Bay/Margate First Half Of 2012

Palos Verdes homes sales for the Lunada Bay/Margate neighborhood for the first half of 2012 decreased to 29 single family homes sold in the first half of 2012 compared to 40 in the first half of 2011 – a 27% decrease.  We have been experiencing a low inventory of homes to sell since the first of the year.  Average sales price for Lunada Bay/Margate homes sold in the first half of 2012 increased to $1,857,241 from $1,616,298 for the first half of 2011 – a 15% increase.  Price per square foot for LunadaBay/Margate houses that sold in the first half of 2012 increased to $548 from $535 in first half of 2011 – an increase of 2%.  The most expensive home sold for $5,225,000 and the lowest priced home sold for $972,000.

Currently, Lunada Bay/Margate has 22 active Palos Verdes homes for sale.  There are 19 single family homes for sale ranging from $1,099,000 for a 4 bedroom/3 bath, 1,924 square foot home, to $5,300,000 for a 5 bedroom/6 bath, 5,178 square foot home.  There are 3 Palos Verdes condo/townhomes for sale priced between $479,000 for a 2bedroom/2 bath, 1,140 square foot condo and $519,000 for a 2 bedroom/2 bath, 1705 square foot condo.

2011 Palos Verdes homes sales for Lunada Bay/Margate neighborhood increased to 70 single family homes sold compared to 62 in 2010 – a 13% increase.  Price per square foot for LunadaBay/Margate house that sold in 2011 was $525 compared to $529 in 2010.  Average sales price for Lunada Bay/Margate homes sold in 2011 was $1,484,198 compared to $1,632,724.  The most expensive home sold for $4,175,000 and the lowest priced home was a short sale which sold for $606,200.

Currently, Lunada Bay/Margate has 25 active Palos Verdes homes for sale. One is a condo/townhome priced at $440,000 for a 2bedroom/2bath, 1,315 square foot condo. The 24 single family homes range from $1,049,000 for a 3 bedroom/2 bath, 1,602 square foot home, to $5,695,000 for a 5 bedroom/7 bath, 7,528 square foot home.

Palos Verdes Real Estate is sectioned into 17 different Multiple Listing Service areas for Palos Verdes houses.  As promised in a prior article (click here to read), I will give you information on each one beginning with Lunada Bay/Margate.

Palos Verdes homes in Area 160, Lunada Bay/Margate are located in the city of Palos Verdes Estates. The ocean creates the border to the west, Bluff Cove area is the northern border and the city of Rancho Palos Verdes creates both the southern and eastern border.  There are three schools located in Lunada Bay/Margate – Lunada Bay Elementary, Palos Verdes Intermediate  and Palos Verdes High School.  This area also boasts a small commercial center that runs along a two block corridor in and around Lunada Bay Plaza (built in 1966).  This area was one of the original planned developments and  although it is not as grandiose as was once dreamed of, it is very true to style but on a much smaller scale.  The Plaza today has a 5,000 square foot interior courtyard with an ornate fountain.  You will find restaurants and shops in the courtyard, while offices occupy the second story.  Other neighborhood businesses surrounding this area are additional restaurants, a small grocery store, hardware store and miscellaneous shops. The fountain in the middle of the Palos Verdes Drive West (which lies outside the plaza itself) was installed in 1963 and is called the Fuente de los Ninos or the Children’s Fountain.

Currently, Lunada Bay/Margate has 34 active Palos Verdes homes for sale.  Four are condo/townhomes which range in price from $489,000 for a 2 bedroom, 3 bath, 1,250 square foot townhome to $510,000 for a 2 bedroom 2 bath, 1.315 square foot townhome. The 30 single family Palos Verdes homes range in price from $998,000 for a 3 bedroom, 2 bath, 1,349 square foot home to $5,995,000 for a 5 bedroom, 7 bath, 7,528 square foot home.

2010 Home Sales by Neighborhood

Palos Verdes 2010 Real Estate Sales by Neighborhood for 90274 and 903275

Sales by neighborhood for Palos Verdes real estate detail an average price range of over $1,000,000 for 13 out of 17 areas; only 4 areas were below $1,000,000.  Single family Palos Verdes homes showed an increase in average sales price in 9 areas ranging from .8% in Lunada Bay to 46.4% in West Palos Verdes.  Rolling Hills posted the largest decrease in average sales price of 21.6%.

Lunada Bay had the largest number of Palos Verdes homes sold (61) and West Palos Verdes had the smallest number of homes sold (12).  West Palos Verdes also had the highest average sales price at $2,436,667 for Palos Verdes homes sold.   The higest average square foot price for Palos Verdes homes sold was in Los Verdes at $685 per square foot and the lowest was in Eastview RPV at $392 per square foot.

The average price for single family Palos Verdes homes sold in 2010 was $1,441,118 which was 3.6% higher than 2009.  The average price per square foot for Palos Verdes homes sold was $496 per square foot which was 2% lower than 2009.  A better view of the above chart can be seen by clicking here or on the “Statistics ” tab above.
