2011 Palos Verdes home sales for the Palos Verdes Drive North neighborhood decreased to 34 single family homes sold compared to 56 in 2010 – a 39% decrease.  Price per square foot for Palos Verdes Drive North houses that sold in 2011 was $436 compared to $448 in 2010.  However, average sales price for the Palos Verdes Drive North homes sold in 2011 was $1,226,197 compared to $1,173,153 – a 4.5% increase.

Currently, Palos Verdes Drive North has 16 homes for sale.  There is one townhome for sale – a 3 bedroom, 3 bath, 1,722 square foot townhome for $499,000.  There are 15 active single family homes for sale.  They range from $939,000 for a 3 bedroom, 2 bath, 2,200 square foot home to $3,400,000 for a 3 bedroom, 4 bath, 4,000 square foot home.

Palos Verdes Drive North – MLS Area #165

Palos Verdes real estate area 165 is the Palos Verdes Drive North neighborhood is a somewhat equestrian oriented area where many homes maintain horse facilities.  There are also many equestrian centers located throughout the area.  Palos Verdes Drive North is located on the northern border of the Peninsula   This area has many lots that are 1/2 acre or more, which allows space for horse facilities.  The city of Rolling Hills Estates has many public  horse trails with tunnels under Hawthorne and Crenshaw Boulevards.  The city also has many miles of  bicycle paths.

 The Palos Verdes Drive North area has a beautiful private golf course and clubhouse called the Rolling Hills Country Club which also is a popular wedding venue.  Close to the golf club on Montecillo Drive is the Jack Kramer Tennis and Swim Club.  The South Coast Botanical Garden, which is operated by the County of Los Angeles, is located on the northern border of this area.  This facility takes in approx 87 acres of magnificent grounds.  Some of the other more prominent pieces of property in this area are the Nansen soccer field, Ernie Howlett Park and the South Coast Botanical Gardens. This area has several small parks and  large equestrian centers.  The area also has four private schools and two elementary schools. You can find three private pre-schools also in this area. 

Currently there are 12 condo/town homes available in this area.  They range from $159,000 for a 1 bedroom/1 bath, 659 foot condo, to $525,000 for a 3 bedroom/3 bath, 1,722 square foot town home.  There are 25 homes for sale in this area ranging from $765,000 for a 3 bedroom/2 bath, 1,472 square foot home, to $3,999,000 for a 6 bedroom/7bath, 5,400 square foot home.

365 Things To Do In Palos Verdes – Visit The Jack Kramer Club

The Jack Kramer Club opened in 1962 with just 9 tennis courts, 4 paddle tennis courts and several basketball courts.  In 1963, the junior Olympic swimming pool and original clubhouse were completed.  At that time, the membership purchased the land and facilities from Jack Kramer and issued stock certificates to its 246 original charter members.  In 1972 three tennis courts were added, the junior lounge was built and paddle tennis courts were removed and replaced with yet another tennis court.  The remodeling of the clubhouse in 1987 brought the pro shop and offices to the clubs current design.

The club is nationally renowned for its tennis activities and the world class players that have come from its courts starting at the junior divisions including Pete Sampras, Eliot Teischer, Lindsay Davenport, Kimberly Po, and of course Tracy Austin.  Today the club offers excellent tennis classes, puts on many tennis competitions and is bringing up quite a few players to the higher ranks.

In addition to its great tennis facility, the club has a great swim program.  With its junior Olympic pool you will find many pro swimmers keeping up their skills with the 25 yard lap swimming areas, diving areas with two 1 meter boards and also a  kids shallow play area.  The pool is heated all year long and has life guard services during the summer months.

Usually there are onlya few trial six month memberships available, but currently there are 6 or 7 equity based full memberships available. This is a great opportunity for Palos Verdes homes owners to sign up and enjoy these facilities throughout the year. This is a great location for social activities or just an evening of relaxing.

Palos Verdes 2010 Real Estate Sales by Neighborhood for 90274 and 903275

Sales by neighborhood for Palos Verdes real estate detail an average price range of over $1,000,000 for 13 out of 17 areas; only 4 areas were below $1,000,000.  Single family Palos Verdes homes showed an increase in average sales price in 9 areas ranging from .8% in Lunada Bay to 46.4% in West Palos Verdes.  Rolling Hills posted the largest decrease in average sales price of 21.6%.

Lunada Bay had the largest number of Palos Verdes homes sold (61) and West Palos Verdes had the smallest number of homes sold (12).  West Palos Verdes also had the highest average sales price at $2,436,667 for Palos Verdes homes sold.   The higest average square foot price for Palos Verdes homes sold was in Los Verdes at $685 per square foot and the lowest was in Eastview RPV at $392 per square foot.
