Palos Verdes Homes Sales May 2025

Palos Verdes real estate sales May 2025 for Palos Verdes homes increased compared April.  58 Palos Verdes houses sold in May compared to 49 homes in April and increased compared to the 51 homes that sold in May 2024.  There were 53 Palos Verdes single family homes pending in May which decreased from the 56 homes pending in April.  The number of active Palos Verdes homes for sale in May (195) decreased from the 204 homes for sale in April.

Average sales price for Palos Verdes homes sold in May increased to $2,284,000 compared to $2,185,000 in April and decreased from May 2024 at $2,661,000.  Price per square foot for Palos Verdes houses that sold/closed escrow in May decreased to $855 from $887 in April.  Average days on market in May was 35 days which decreased slightly from 36 days in April.  Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 3.4 months in May which decreased from the 4.2 months in April for Palos Verdes homes for sale.  A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market).  Entire charts can be accessed by clicking here or on the “Statistics” tab above.

Currently, there are 195 single family Palos Verdes homes for sale.  62 Palos Verdes houses are in escrow (34 homes have pending sales and 28 homes are active under contract).  Additionally, 8 homes have sold/closed escrow in the first 6 days of June.
