In my January 16, 2026, article, I discussed the overall sales numbers for single family Palos Verdes homes sold in 2025 with a decrease in the average sales price (4.7%) and an decrease in average price per square foot (3.1%). The number of homes sold increased (7.2%). Inventory of Palos Verdes homes for sale was low again last year. Below is information on specific Palos Verdes neighborhoods. West Palos Verdes posted the largest gain in average sales price – $2,676,673 for 2025 compared to $2,474,857 in 2024; Mira Catalina was second with an average sales price of $2,083,062 in 2025 compared to $1,990,455 in 2024. Lunada Bay/Margate, Palos Verdes Drive East, Eastview/RPV and Country Club neighborhoods also showed gains in average sales price for 2025. The City of Rolling Hills posted the largest decrease in average sales price – $3,968,095 for 2025 compared to $3,968,095 in 2024.
Only 3 Palos Verdes neighborhoods posted modest increases in average square foot price in 2025 Lunada Bay/Margate posted the largest gain in average square foot price for Palos Verdes homes sold – a 2.8% increase – $1044 in 2025 from $1016 in 2024. Silver Spur and Eastview/RPV also had a small increase in square foot price – 2.1% and 1.1% respectively. Palos Verdes Drive South posted the largest decrease (19.3%) in 2025 square foot price $684 from $847 in 2024. Homes in Malaga Cove sold for the highest price per square foot – $1,096.
Lunada Bay/Margate posted the largest number of Palos Verdes homes sold in 2025 – 61 Palos Verdes houses (45 homes in 2024). Monte Malaga had the largest decrease in number of homes sold in 2025 – 21 homes sold compared to 30 homes sold in 2024. 2025 saw a continued lack of inventory and higher interest rates as owners held on to their homes and did not put them on the market.
The total valuation of single family Palos Verdes homes sold in 2025 was $1,254,688,326. The highest priced single family Palos Verdes home sold for $9,700,000 in the Malaga Cove neighborhood and the lowest priced Palos Verdes homes sold for $873,500 in the Palos Verdes Drive South neighborhood. 2025 information on the sales price mix for Palos Verdes homes sold can be obtained by clicking here or going to my prior post, “Palos Verdes Home Sales Up In 2025”
