Palos Verdes real estate sales January 2026 for Palos Verdes homes decreased compared December 2025. 34 Palos Verdes houses sold in January compared to 36 homes in December and increased from the 25 homes that sold in January 2025. There were 38 Palos Verdes single family homes pending in January which increased from the 29 homes pending in December. The number of active Palos Verdes homes for sale in January (98) increased from the 88 homes for sale in December.
Average sales price for Palos Verdes homes sold in January increased to $2,792,000 compared to $2,617,000 in December and increased from January 2025 at $2,584,000. Price per square foot for Palos Verdes houses that sold/closed escrow in January decreased to $832 from $851 in December. Average days on market in January was 73 days which increased from the 65 days in December. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 2.9 months in January which increased from the 2.4 months in December for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 104 single family Palos Verdes homes for sale. 36 Palos Verdes houses are in escrow (17 homes have pending sales and 19 homes are active under contract). Additionally, 5 homes have sold/closed escrow in the first 6 days of February.
