Palos Verdes real estate sales February 2026 for Palos Verdes homes decreased compared January 2025. 23 Palos Verdes houses sold in February compared to 34 homes in January and increased from the 40 homes that sold in February 2025. There were 44 Palos Verdes single family homes pending in February which increased from the 36 homes pending in January. The number of active Palos Verdes homes for sale in February (105) increased from the 98 homes for sale in January.
Average sales price for Palos Verdes homes sold in February decreased to $2,348,000 compared to $2,792,000 in January and decreased from February 2025 at $2,523,000. Price per square foot for Palos Verdes houses that sold/closed escrow in February increased to $838 from $832 in January. Average days on market in February was 59 days which decreased from the 73 days in January. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 4.6 months in February which increased from the 2.9 months in January for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 105 single family Palos Verdes homes for sale. 54 Palos Verdes houses are in escrow (25 homes have pending sales and 29 homes are active under contract). Additionally, 7 homes have sold/closed escrow in the first 6 days of March.
