Palos Verdes real estate sales May 2026 for Palos Verdes homes decreased slightly compared April 2026. 50 Palos Verdes houses sold in May compared to 51 homes in April and decreased from the 58 homes that sold in May 2025. There were 46 Palos Verdes single family homes pending in May which decreased from the 47 homes pending in April. The number of active Palos Verdes homes for sale in May (171) increased from the 150 homes for sale in April.
Average sales price for Palos Verdes homes sold in May increased to $2,962,000 compared to $2,906,000 in April and increased from May 2025 at $2,587,000. Price per square foot for Palos Verdes houses that sold/closed escrow in May increased to $951 from $900 in April. Average days on market in May was 32 days which decreased from the 48 days in April. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 3.4 months in May which increased from the 2.9 months in April for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 173 single family Palos Verdes homes for sale. 54 Palos Verdes houses are in escrow (24 homes have pending sales and 30 homes are active under contract). Additionally, 22 homes have sold/closed escrow in the first 12 days of June.
