In my article last week, I discussed the overall sales numbers for single family Palos Verdes homes sold in the first half of 2026 with the number of homes sold (249 in 2026 from 252 in 2025), an increase in the average sales price (10.3%), and a slight decrease in the average price per square foot (0.1%). Below is information on specific Palos Verdes neighborhoods. The chart above can be enlarged by clicking on it or go to the “Statistics” tab above.
The City of Rolling Hills posted the largest gain in average sales price ($1,133,886) for Palos Verdes homes – $4,984,286 for the first half of 2026 compared to $3,850,400 in the first half of 2025 for a 29.5% gain, followed by Malaga Cove ($1,057,996 gain or 32%) and Monte Malaga ($479,500 gain or 16%). All other Palos Verdes neighborhoods had gains in average sales price the first half of 2026 except Palos Verdes Drive East, La Cresta an Crest.
Eight Palos Verdes neighborhoods posted gains in average square foot price in the first half of 2026. Palos Verdes Drive South posted the largest gain in average square foot price for Palos Verdes homes sold – 19.8% increase to $829 from $755 in the first half of 2025 followed by Country Club’s 9.8% (increased to $829 in 2026 from $755 for the first half of 2025), and Malaga Cove’s 9.1% (increased to $1,199 in 2026 from $1,099 the first half of 2025).
Palos Verdes Drive North and Lunada Bay/Margate posted the largest number of Palos Verdes homes sold in the first half of 2026 – 37 Palos Verdes houses in Palos Verdes Drive North and 32 homes in the Lunada Bay/Margate neighborhood. Lunada Bay/Margate, Palos Verdes Drive North and Mira Catalina all posted the biggest gain (8) in home sales – Lunada Bay/Margate 32 homes in the first half of 2026 compared to 24 homes in 2025, Palos Verdes Drive North 37 homes in the first half of 2026 compared to 29 homes in 2025, and Mira Catalina 15 homes in the first half of 2026 compared to 7 homes in 2025. Eastview/RPV had the largest decrease in the number of Palos Verdes homes sold the first half of 2026 – 18 homes in 2026 versus 29 homes in the first half of 2025.
