2012 Palos Verdes homes sales for the Peninsula Center neighborhood increased from 2011 – 25 single family homes sold in 2012 compared to 17 in 2011 – a 47% increase.  Price per square foot for Peninsula Center houses that sold in 2012 decreased to $412 compared to $443 in 2011.  Average sales price for Peninsula Center homes sold in 2012 was $930,760 compared to $956,353 in 2011.  The most expensive home sold for $1,250,000 and the lowest priced home sold for $710,000.

Currently, Peninsula Center neighborhood has 5 active Palos Verdes homes for sale.  There is 1 condo/townhomes for sale for $675,000 for a 2 bedroom/2 bath, 1,241 square foot townhome.  There are 4 single family homes for sale ranging from $997,000 for a 4 bedroom/3 bath, 2.447 square foot home to $1,459,000 for a 4 bedroom/4 bath, 3,650 square foot home.

Palos Verdes Real Estate – Peninsula Center Neighborhood Update

2011 Palos Verdes homes sales for the Peninsula Center neighborhood decreased to 17 single family homes sold compared to 20 in 2010 – a 15% decrease in the number of homes sold. Price per square foot for Peninsula Center homes that sold in 2011 was $443 compared to $430 in 2010 – a 3% increase.  Average sales price for Peninsula Center homes that sold in 2011 was $956,353 compared to $973,776 in 2010.

Currently, there are 2 Palos Verdes condo/townhouses in this area.  They range from $299,000 for a 1 bedroom/1 bath, 753 square foot unit to $549,900 for a 2 bedroom/3 bath, 1,600 square foot unit.  There are 5 single family residences in this areas for sale.  They range from $819,700 for a 4 bedroom/2 bath, 2,142 square foot residence to $995,000 for a 4 bedroom/3 bath, 2,246 square foot Palos Verdes home.

Palos Verdes Real Estate Area MLS #175 – Peninsula Center

The Promenade at the Peninsula shopping center, Rolling Hills Estates, CA 90274

Palos Verdes real estate area 175 is known as Peninsula Center, and is located in the cities of Rancho Palos Verdes and Rolling Hills Estates.  Multiple listing service area 175 is bordered by Hawthorne Boulevard to the north, Indian Peak Road to the west and Crenshaw Boulevard to the south.

There is a large tract of single family Palos Verdes homes located in the northern section of Peninsula Center which includes the Blackhorse community.  Soleado Elementary School is tucked away in this tract of homes.  There are several Palos Verdes townhome/condo complexes located off Silver Spur Road.

Palos Verdes’ largest commercial area is in Peninsula Center and is home to several large retail stores, many smaller independent retail establishments and restaurants.  Pavilions, which is one of the larger grocery stores in Palos Verdes, and Bristol Farms are also located in this area.

The Promenade on the Peninsula is a Spanish style open area center with more than 50 brand name and boutique stores and restaurants. It is home to the Ice Chalet Skating Rink, Regal Cinemas with its 13 stadium seating style theaters, and the Equinox Fitness Club & Spa.  The upper level of the Promenade houses some private businesses, plus local emergency medical care facilities.  The Promenade has a courtyard, which is a popular gathering place because of its pop up fountain in the center which is a hit with children during the summer, and is home to a large Christmas tree and has holiday activities during December.

The Norris Theatre is located just adjacent to the Promenade.  The Norris Theatre is the only theater in Palos Verdes which offers live shows, musicals, ballets, symphonies and other entertainment.

Currently, there are 2 Palos Verdes condo/townhouses in this area.  They range from $584,900 for a 2 bedroom/2 bath, 1,118 square foot unit to $599,900 for a 2 bedroom/2 bath, 1,241 square foot unit.  There are 3 single family residences in this areas for sale.  They range from $839,000 for a 3 bedroom/2 bath, 1,852 square foot residence to $995,000 for a six bedroom/3 bath, 2,711 square foot single family residence.

2010 Home Sales by Neighborhood

Palos Verdes 2010 Real Estate Sales by Neighborhood for 90274 and 903275

Sales by neighborhood for Palos Verdes real estate detail an average price range of over $1,000,000 for 13 out of 17 areas; only 4 areas were below $1,000,000.  Single family Palos Verdes homes showed an increase in average sales price in 9 areas ranging from .8% in Lunada Bay to 46.4% in West Palos Verdes.  Rolling Hills posted the largest decrease in average sales price of 21.6%.

Lunada Bay had the largest number of Palos Verdes homes sold (61) and West Palos Verdes had the smallest number of homes sold (12).  West Palos Verdes also had the highest average sales price at $2,436,667 for Palos Verdes homes sold.   The higest average square foot price for Palos Verdes homes sold was in Los Verdes at $685 per square foot and the lowest was in Eastview RPV at $392 per square foot.

The average price for single family Palos Verdes homes sold in 2010 was $1,441,118 which was 3.6% higher than 2009.  The average price per square foot for Palos Verdes homes sold was $496 per square foot which was 2% lower than 2009.  A better view of the above chart can be seen by clicking here or on the “Statistics ” tab above.
