Palos Verdes real estate sales March 2025 for Palos Verdes homes increased compared February. 41 Palos Verdes houses sold in March compared to 40 homes in February and decreased compared to the 42 homes that sold in March 2024. There were 55 Palos Verdes single family homes pending in March which increased from the 44 homes pending in February. The number of active Palos Verdes homes for sale in March (161) increased from the 154 homes for sale in February.
Average sales price for Palos Verdes homes sold in March decreased to $2,318,000 compared to $2,523,000 in February and decreased from March 2024 at $2,623,000. Price per square foot for Palos Verdes houses that sold/closed escrow in March decreased to $868 from $905 in February. Average days on market in March was 44 days which decreased from 64 days in February. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 3.9 months in Marchwhich was exactly the same as the 3.9 months in February for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 182 single family Palos Verdes homes for sale. 66 Palos Verdes houses are in escrow (31 homes have pending sales and 35 homes are active under contract). Additionally, 15 homes have sold/closed escrow in the first 10 days of April.
