Palos Verdes Home Sales Up In 2025

Palos Verdes home sales in 2025 increased compared to 2024 – 37 more homes sold, median price increased 3.6%, average sales price decreased 4.7% and average price per square foot decreased 3.1% compared to 2024.   Average price for Palos Verdes homes sold in 2025 was $2,460,148 compared to $2,581,676 in 2024 – an decrease of 4.7%.  2025 average price per square foot for Palos Verdes homes was $894 compared to $923 in 2024 – a decrease of 3.11%. There was 37 more single family Palos Verdes homes sold in 2025- 549 single family Palos Verdes homes sold in 2025 compared to 512 homes in 2024 – an increase of 7.2%.  In 2025 we saw Months of Inventory between 2.4 months and 5.3 months indicating a market that was balancing a bit from the seller’s market we have experienced for the last several years.  A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller’s market and more than 6 months is a buyer’s market) – Please open Statistics tab above or click here.

The mix of Palos Verdes homes sales for 2025 showed 4 sales under $1,000,000 compared to 3 homes in 2024.  In 2025, 235 Palos Verdes homes sold between $1,000,000 and $2,000,000 (compared to 214 homes in 2024).  In 2024, 291 Palos Verdes homes sold between $2,000,000 and $5,000,000 (compared to 264 homes in 2024).  Finally, in 2025, 19 Palos Verdes homes sold for $5,000,000 or more (compared to 31 homes in 2024).  The most expensive home sold in 2025 for $9,700,000 compared to $11,500,000 in 2024.
