In my article last week, I discussed the overall sales numbers for single family Palos Verdes homes sold in the first half of 2025 with the number of homes sold (250 in 2025 from 256 in 2024), a decrease in the average sales price (11.9%), and a decrease in the average price per square foot (4%). Higher interest rates have continued to slow down the number of buyers in the market and we have seen an increase in active listings for sale in the first half of 2025. Country Club neighborhood posted the largest gain in average sales price ($144,955) for Palos Verdes homes – $2,544,455 for the first half of 2025 compared to $2,399,500 in the first half of 2024 for a 6% gain, followed by Mira Catalina ($131,024 gain or 6.7%) and Silver Spur ($98,275 gain or 5.5%). Palos Verdes Drive South and Eastview/RPV also had gains in average sales price the first half of 2025.
Five Palos Verdes neighborhoods posted gains in average square foot price in the first half of 2025. Silver Spur posted the largest gain in average square foot price for Palos Verdes homes sold – 7.3% increase to $988 from $921 in the first half of 2024. Lunada Bay/Margate increased to $1,090 in 2025 from $1,022 for the first half of 2024, and Valmonte increased to $1,102 in 2025 from $1,079 the first half of 2024.
Palos Verdes Drive North and Eastview RPV both posted the largest number of Palos Verdes homes sold in the first half of 2025 – 29 Palos Verdes houses in each neighborhood. Valmonte and Palos Verdes Drive North both posted the biggest gain in home sales – Valmonte 23 homes in the first half of 2025 compared to 15 homes in 2024 and Palos Verdes Drive North 29 homes in the first half of 2025 compared to 21 homes in 2024. Palos Verdes Drive South, Palos Verdes Drive East, Eastview RPV, Mira Catalina and Country Club also had an increase in the number of Palos Verdes homes sold the first half of 2025.
